Forester House,Derby

Forester House, Derby, located in the heart of the Becketwell redevelopment area, included the conversion of 5 floors of Use Class E premises in Derby City Centre. Formerly home to the Job Centre Plus, the site had planning permission for a 111-bedroom hotel and a 160-seater restaurant, making this a zero-risk purchase.

This project envisions a low-risk strategy to develop the site, creating 73 residential apartments, along with various commercial spaces on the ground floor to provide additional amenities for residents.

Heron House,Nuneaton

This site was a conversion of 2 upper floors of Use Class E premises in Nuneaton Town Centre, situated a stone's throw from the central train station; a major changeover hub for trains in the midlands going to and from London and Birmingham. The site was formerly an office and is located right above the Abbeygate Shopping centre. It originally had planning permission for 22 apartments, making it a zero risk purchase. However, T&T Assets Group secured a more profitable low risk planning scheme, allowing the development of 32 residential apartments with 22 allocated parking spaces. The proposed profit on the scheme is in excess of £1.5 Million.

queens road, Nuneaton

Queens Road is a parade of retail premises in Warwickshire that has been converted into a mixed-use scheme, featuring ground floor retail spaces and four one-bedroom residential apartments on the upper floors. A standard rental specification has been implemented across these four apartments on Queens Road, Nuneaton, to create a clean, low-maintenance canvas. Standardised fixtures have been used to ensure any future maintenance can be carried out efficiently and promptly. These apartments were completed to the most basic level of specification, whilst still matching the quality of local competition.

158 High Street, Burton

158 High Street, Burton on Trent was previously a solicitor's office that had become a vacant ‘ghost’ on the high street. Utilising Class MA of the GDPO update 2020 in combination with Class G, a conversion opportunity was secured within a prime section of the town’s High Street, creating seven one-bedroom apartments and two commercial spaces suitable for small offices, retail, and service operators. There is also potential for the construction of six ultra-modern ‘green’ duplex apartments at the rear of this property, all overlooking the River Trent and all with ‘living roofs‘. A highly favourable pre-application outcome has been received, and planning for these units has been submitted.

High Street, swadlincote

​Transformation of 'The Money Shop' property located at 60 High Street, Swadlincote. This was previously a vacant A1 retail space, in poor condition, that had operated as a pawnbrokers before the business went into liquidation. Utilising Schedule 2 Part 3 of the GPDO, the upper floor has been converted into a fantastic new home right in the town centre.

The ground floor commercial unit has been meticulously transformed into a high-end 'Gentleman's Barbers and Hair Replacement Clinic'. Now a modern establishment with elegant interior design in the heart of the town centre

market place, derby

15/16 Market Place was purchased on a 999-year leasehold basis. The property consists of a mix of twelve one and two-bedroom apartments, with planning permission in place to add three additional two-bedroom penthouses onto the rooftop. The block had been significantly under-invested in since its initial conversion. Since acquiring it in early 2023, we have undertaken substantial refurbishment works to enhance its capital value and increase rental income, whilst also creating a much better living environment for the residents

market street, Loughborough 

Current conversion of two upper floors of a Use Class E premises in Loughborough’s town centre. The site is ideally situated on the corner of the two main shopping streets and is directly opposite the town hall. With planning permission already in place, this represents a zero-risk purchase.
