October lettings review: four lets agreed and no new notices
October has been one of our busiest lettings months of the year. Four homes were let agreed across two of our buildings, and no tenants served notice to leave. Once the new tenants move in, 45 of our 51 homes will be let or let agreed, which is 88% of the portfolio.
October at a glance
4 lets agreed
0 new notices to vacate
45 of 51 homes let or let agreed (88%)
6 homes still available
93%+ average occupancy, January to September 2026

What we let this month
At 158 High Street, Flat 2 and Flat 5 were both let agreed. Flat 2 was on the market for just four days in October before an offer was accepted.
At Heron House, Flat 18 and Flat 31 were let agreed. Flat 31 is a pre-let: the new tenancy was agreed before the current tenant moves out in mid-November, so the flat should go straight from one tenant to the next with no empty period.
Building | Flat | Status | Note |
158 High Street | Flat 2 | Let's agreed | Offer accepted after 4 days on the market |
158 High Street | Flat 5 | Let agreed | - |
Heron House | Flat 18 | Let agreed | - |
Heron House | Flat 31 | Let agreed (pre-let) | No empty period after mid-November move-out |
No new notices
No tenants gave notice this month. Steady tenancies mean fewer empty weeks, lower turnaround costs and settled buildings, so a month with zero notices matters as much as the lets themselves.
How the year is looking
Occupancy averaged above 93% from January to September 2026, peaking at 96% in March. September and early October dipped as several Heron House tenancies came to an end together. This month's lets are the start of filling those homes again.

What's next?
Six homes are still available, across Heron House, 158 High Street and Queens Road. Our focus for November is to let these before the end of the year and to welcome our new tenants smoothly.
