As we reflect on the performance review for October 2025, it's clear that this month has been a standout period for the lettings sector. We celebrated a total revenue of £51,759.73 and, most impressively, there are no arrears to report. In this review, we will highlight the significant achievements related to occupancy rates and our rapid maintenance responses.


Occupancy Rates: A Stellar Performance


This month, we are thrilled to announce that T&T Assets achieved an extraordinary 100% occupancy rate. This result showcases our unwavering dedication to providing quality living spaces and serving our tenants' needs.


Across our portfolio, including Sadler Gate Ltd, we reached a combined occupancy rate of 96.65%. Such a high occupancy highlights not just the strength of our business but also reflects an increased demand for our properties. For context, industry standards often report average occupancy rates in the lettings sector hovering around 90%, illustrating how our performance stands out. This achievement is a direct result of our team's hard work, focusing on maintaining our properties with high standards and ensuring they appeal to prospective renters.


New Lettings and Tenant Movements


During October, we successfully secured 1 new property let. Each new tenant enhances the community atmosphere we strive to cultivate, breathing life into our properties.


However, we also faced some tenant movements, with 2 tenants vacating their homes. While tenant turnover is a standard part of the lettings business, it presents an opportunity for us to refresh our portfolio. Each vacancy allows us to update and improve the property, attracting new residents who will appreciate our commitment to quality living environments.


Quick Maintenance Wins


In lettings, maintaining properties can sometimes come with unexpected challenges. This month, we addressed 2 faulty thermostats. We take pride in our quick response; both issues were resolved on the same day, with one repair even occurring on a Sunday. This timely reaction reduced discomfort for our tenants and reinforced our dedication to outstanding service.


Fast maintenance is crucial. According to recent surveys, 78% of tenants consider response time to be vital in their satisfaction. Our team's commitment to addressing issues promptly is reflected in our impressive occupancy rates.
